I cannot stress this enough when you are buying a house. Get a house inspection done and try to find a good house inspector. You usually get 5 business days in order to arrange and have a home inspection done, but it depends on the agreement you reach with the seller. I had one done on the house I am trying to buy. It cost me $450 and took around 3 hours to do. You can just let them do it or you can go around with them. I choose to go around with the inspector and learn as much as I could.
He found two significant issues that I could not see. The first was that the side of the roof you cannot see from the ground needs to be replaced before winter. The second is that something is leaking in the master bedroom bathroom. I could not tell but he had all sorts of instruments to measure gas and moisture. Everything else he found was something I could handle on my own, but now I have a to-do list of everything little thing that needs some maintenance.
So after finding those things we went back to the home owner and asked that the roof be fixed right away by a roofing company and that I get receipts. This is to avoid him and his buddies doing the repairs and me having to re-do them next year. I also asked for $500 of the price so I can get a plumber in to fix the leak. This way I know it is fixed properly and not just patched with tape or something that will leak again in a year.
So please, spend the money and get a home inspection if you really want to buy a house, it could end up saving you thousands of dollars. I realize that you might not get the house or even want it after spending the money for a house inspection, but to be honest if a few hundred dollars is going to break you perhaps you should not be buying a house until you have more money saved.
